Obtaining hips via Estate Agents

WHY USE SARGINSONS LAW TO PROVIDE YOUR HIP?

 

1. We are regulated by the Solicitors Regulation Authority and we are insured if things go wrong. Companies claiming to be HIP providers are not regulated in any way.

 

2. Some Estate Agents will no doubt provide a HIP on the basis that payment can be made when the property is sold. If your property does not sell and you wish to instruct another agent you will then have to pay for the HIP. The new agent may insist on similar conditions requiring another HIP. This means that you will have to pay twice. If Sarginsons prepare the HIP it will always belong to you and you will not be charged if you change Estate Agents. 

 

Our hips are priced at £248.01 (including VAT and disbursements) for freehold properties in the Coventry area.

 

In an uncertain market of expected interest rate rises following the introduction of HIPs you will be in a more favourable position if you own the HIP on your property.

Sellers should think very carefully before instructing Estate Agents to prepare their Home Information Pack.

 

The principle remains as set out in the column on the left hand side of this page.

 

Instructing an Estate Agent can be more expensive than instructing a solicitor.

 

The Estate Agent is very unlikely to be in a position to provide the Home Information Pack himself.  He will contract with an outside HIP provider and may well add on a premium to the providers cost, which the seller has to pay.  When a solicitor is instructed you can be sure that there will be no hidden charges such as this.

 

We at  Sarginsons Law LLP charge our clients only the amount our suppliers charge us for the provision of searches and the EPC.

 

We make a small administration charge but we are confident that our charges are fully competitive with any others charged in the market place.
